COMPANIES WE SERVE
WHAT ARE YOU DECIDING?
Finding your first office
Compare coworking, subleases and direct leases against headcount, budget and the date you need to be working.
The decision: what fits now, with room for change.
Outgrowing your space
Compare expanding, renewing and relocating on capacity, upfront cash and the time it takes to be ready.
The decision: where the team can work next.
Renewing or preparing to sign
Review the commercial terms, compare alternatives and identify deadlines and open questions before committing.
The decision: whether these terms fit the business.
COST, CASH & FLEXIBILITY
Compare the full picture before choosing space or agreeing terms. Asking rent is one part of the decision.
01 / Ongoing costs
Rent, operating expenses, utilities and the other costs of running the office.
What will the office cost to occupy?
02 / Upfront cash
Deposits, buildout, furniture and the move, alongside landlord contributions and their timing.
How much cash is needed, and when?
03 / Lease commitments
Term, obligations, renewal and exit options, and flexibility if hiring plans change.
What are you committing to over time?
We keep recurring costs, upfront cash and lease obligations distinct so you can compare options clearly.

A FOUNDER’S PERSPECTIVE
Gil Fieg · Founder
A few questions before we talk.
Can we speak before our budget or headcount is settled?
Yes. Start with what you know: what is changing, when you need a decision, and any space or lease you are considering. The first review helps identify the gaps and the next questions to resolve.
Can you help us decide whether to stay, move or wait?
Yes. We compare the alternatives against the needs of the business, including headcount, capacity, cost, timing and flexibility. Renewing, relocating, using flexible space or waiting can each be worth considering.
How is Resource compensated?
Brokerage, consulting and project work can have different compensation arrangements. We explain the scope, fees and who pays for your situation before you agree to an engagement. The arrangement is recorded in the engagement agreement.
Can you review a space or proposal we have already found?
Yes. Bring the space, LOI or lease proposal you are considering. We can help assess the business fit, costs, commercial terms and timing, and identify questions to resolve before moving forward.
Who will work with us?
Resource brings senior tenant advisers and specialists in financial analysis, workplace and execution together. In the first review, we clarify the support your situation needs and who will carry the work.
What should I bring to the 15-minute review?
Bring any headcount plans, budget, decision date, space or proposal you have. For a renewal, include the lease expiration and notice dates if you know them. You do not need a finished brief to start.
Tell us what is changing and when a decision is due. We will help clarify your options, flag cost and timing questions, and identify the next step. Bring what you know; we can work through the gaps together.
